Property Rules

DAMAGE POLICY: Most reservations has a damage protection fee incorporated in with the nightly rate. This Damage protection fee covers unintentional damages to the rental units interior that occur during your stay, including consumable wear and tear items provided they are disclosed to management prior to check out. The policy will cover a maximum benefit of $500. Any damages that exceed the allowable $500 limit will be charged to the credit card on file. All intentional damages will be charged to the credit card on file or billed to the tenant.


Age Requirement: The person renting the camp must be twenty-five (25) years of age or older and must be staying for the entire duration of the lease.

Occupancy amount: Occupancy should not exceed the maximum amount listed on the website for that property. Visitors are allowed.

Each Property’s Rules must be followed. There may be rules listed on the website under the property and there are a list of rules in the kitchen of each property. Please follow all rules to get a full refund of security deposit.

Use: Any use of the home for purposes other than family/ friend vacations must be addressed at the time of reservation. Occasions such as parties, weddings, receptions or company gatherings must be requested in advance and approved.

No Spring Breakers, Proms, Graduations, Fraternities or Sororities.

No Pets allowed unless it is a Pet Friendly location and you have the pet(s) included in your reservation. You are responsible for all damages caused by your pet. If the damages exceed the pet deposit, the remaining debt will be collected from the security deposit. If you bring a pet without adding to the reservation, or to a no pet property, you will be asked to leave immediately with no refund.

BBQ Pits are to be used in open areas only, not under decks or on porches. After charcoal has cooled and safe to handle, bag the charcoal in garbage bags and place by road in bin, then clean pit. A fee will be charged to clean if not done.

Maintenance: Please contact Coastal Realty Group if something is broken or needs attention. If possible, it will be fixed during your stay. Also if something accidentally breaks or doesn’t work properly, please let us know so it can be repaired or replaced prior to the next guest.

Sales: Some rental properties are for sale. If the home you have rented from Coastal Realty Group does indeed go into the sales program, a Coastal Realty Group Sales Agent may contact you to schedule a viewing or an inspection. Your inconvenience will be minimal. If your rental property should sell before you arrive, we will do our best to move you to another rental of equal value or give a full refund of your amount paid.

Right of inspection/entry: Rental Manager will have the right to enter the premises for the purpose of inspection, repairs or emergency work. If an emergency, you may not receive a phone call before Rental Manager or professional workers go in.

Other Things to NOT Do:

Do not damage or rearrange furniture in or outside of the house.
Do not burn candles, even if left by the owner.
Do not go into locked closets. (These are for the cleaners and owners).
Do not leave loose garbage in the outside bins, it must be bagged. All seafood (raw or boiled) must be bagged in heavy trash bags/ contractor bags.
Do not bring towels to the beach.
No Smoking inside any rental properties. If smoking outside, it must be away from open windows or doors and cigarette butts must be placed in designated areas or an additional fee will be charged to clean it up.
No hot tubs or swimming pools on decks.
No sitting on hand railings or roofs of camps.
No drinking by minors.
No illegal drugs.
No loud music after 9pm.

Liability

Renter shall be solely responsible for and agree to hold Grand Isle Realty Management (Rental Manager)/ Owner free and harmless and to indemnify Rental Manager/ Owner from all claims for injury or damage to person or property sustained by the renter or any occupant on the premises itself resulting from by not necessarily limited to: A) A loss of property caused by theft, burglary, or vandalism, B) Any damage caused by action of the elements, C)Damage or injury resulting from the conduct of renter’s employees, agents, licensees, visitors, or guest on the premises, D) Any loss, damage or injury resulting from the acts or omissions of occupants of the building, or occupants of the building, or occupants of adjoining buildings. E) Damage or injury from any water activity, transport to and from a vessel.

Renter assumes responsibility of the condition of the premises. Rental Manager/ Owner shall not be liable for any damage or injury to Renter(s) or any other person, or to any property, occurring on the premises or any part thereof, or in common areas thereof. Renter(s) agrees to hold Rental Manager/ Owner harmless from any claims for damage no matter how caused. If there is an elevator or cargo lift at the property, it is strictly prohibited to be used for any purposes and the Rental Manager/ Owner is not held liable for any injuries or problems with the use of it. If found using one, you can be evicted with no refund.

The renter will not cause or allow nuisance on the premises, nor allow excessive noise creation on the premises. Complaints by neighbors of either excessive noise or nuisance on the premises shall be cause for the renter to immediately terminate this reservation and authorize Rental Manager to utilize all lawful means to remove the renter from the premises with any unearned rent being forfeited by renter. You will be responsible for all damages to your vacation rental property and its contents. All costs associated with repairs, excessive clean-up or replacement of contents shall be deducted from the credit card on file immediately. Any negligent damages or things missing will be billed to your credit card immediately.

Cancelation Policy

Reservations are nonrefundable unless of a mandatory evacuation issued for the Town of Grand Isle or if reservation dates are rebooked. If you must cancel, please call 985-787-3200 or send email to: coastalrentals.gi@gmail.com. (See cancellation insurance terms if purchased). Early Termination: In case of early termination by renter, no unearned rent will be returned to the renter.

Check Out

Check out is at 11am. If you stay past 11am without notifying Coastal Realty Group at 985.787.3200, a late fee will be charged depending on the number of hours late. If there is a check in at 4pm coming into this property, your bags will be packed for an extra fee.

Please be sure to follow the Departure Check list before checking out:

Do not strip the beds of linens.
Wash and put away all dishes.
Leave wet towels on the bathroom or laundry room floor. Do not leave wet towels on carpet or rugs.
Place all TV remotes near the proper TV. $25 will be charged per missing remote.
Dispose of any and all trash, food from refrigerator, freezer or cabinets. Verify that all trash is removed from inside and around the premises and brought to designated trash bins near the road. Please clean outside area by hosing if needed and return items where they belong as the outside area is not included in the cleaning fee.
Fish cleaning stations, BBQ pits, boiling pots to be cleaned and returned to their proper locations.
Set the AC at 78. Turn off heater in the winter.
Turn off all lights.
Lock all doors and windows. Return keys to the lockbox and verify the box is closed and code is scrambled. An additional $50 will be charged for each key missing.

Please follow all rules and leave the Rental in the same or better condition.

Payments

To reserve a property, ½ of the total is due at time of booking. The other ½ is due 30 days before check in and will be automatically charged to credit card used for the 1st payment unless prior instructions or phone call is made. You must call before the 30 days before check in date if you wish to use a different card or make a different type of payment. If paying by check or money order a deposit must be put on a credit card, and you have 7 days to mail in check to keep your reservation. We accept: checks, money orders, Visa, MasterCard, Discover and American Express. If paying by check, please write the reservation number and name of the property on the check.
